Cash home buyers and we-buy-houses companies in Maricopa, AZ fall into four groups: national instant-offer platforms, local investors who fix and resell, buy-and-hold investors who rent the home out, and wholesalers who sell your contract to another buyer. Each one is the buyer. None of them represents you, the seller.
Below: who they are, how they set a price, what 12 months of City of Maricopa sales data shows about cash buyers, and four questions that tell you whether a buyer can close.
Who buys houses for cash in Maricopa, AZ?
Four groups do, and many advertise with the words “we buy houses.”
- National instant-offer platforms, also called iBuyers. They price a home with an algorithm, make an offer, and resell it. Any service fee comes out of what you receive.
- Local investors. They buy a house, repair it, and resell it.
- Buy-and-hold investors. They keep the house and rent it out.
- Wholesalers. They put a house under contract, then assign that contract to another buyer for a fee. The company that closes may not be the one you signed with.
Is Maricopa, AZ the same as Maricopa County?
No. The City of Maricopa is in Pinal County, with zip codes 85138 and 85139. Maricopa County is a different place that holds Phoenix, Mesa, and Scottsdale. Ask any cash buyer which homes it has bought inside the City of Maricopa.
How do we-buy-houses companies decide what to pay?
They start with what the house should resell or rent for. Then they subtract repairs, holding costs, resale costs, and the profit they need. That is why a straight cash offer usually comes in below what a listing might bring. How far below depends on the house’s condition and what the buyer plans to do with it.
How often do Maricopa homes sell for cash?
About 1 in 10 standard resales. From October 2025 through September 2026, buyers paid cash on 102 of 950 standard resale closings in the City of Maricopa, or 10.7 percent, per ARMLS. More cash-buyer transactions never went through the local MLS.
- In 85138, the cash share was 9.1 percent. In 85139 it was 15.9 percent.
- Manufactured homes sold for cash far more often: 16 of 54, or 29.6 percent.
Standard resales here leave out new construction, the age-restricted community, and distressed sales such as short sales and lender-owned homes.
Do cash buyers pay less than buyers with a loan?
Against the list price, yes. Against what the seller gave back at closing, the gap narrows.
- Cash buyers paid a median 93.2 percent of the original list price. Buyers with a loan paid 96.8 percent.
- Sellers paid a concession on 13.7 percent of cash sales, with a median of $4,500 where one was paid. They paid one on 80.9 percent of financed sales, with a median of $9,750.
- An MLS cash buyer could be someone who will live in the home, whereas the ones we see that were not on the MLS could represent a high chance of an investor attempting to purchase at investor pricing. On the MLS, we do not know when a traditional buyer will come and pay cash for your home, but when we submit to the cash buyer pool, we know they are offering cash vs. a traditional mortgage.
The median sale price was $340,000 for both groups, so each percentage point was about $3,400. Compare what reaches you at closing, not the headline price.
How fast does a cash sale close in Maricopa?
The median cash sale closed 23 days after the contract, against 31 days for financed sales, over the same 12 months, per ARMLS. A cash buyer has no lender appraisal or loan approval to wait on.
These figures cover homes listed on the MLS. A house sold straight to an investor without a listing is not in this data.
Non-MLS cash buyers can, in theory, close in a day, but in reality they are more in the 15-day range; we can always ask if you need it closed sooner. The issue isn’t the buyer; it’s whether the home has an HOA.
How do you check a cash buyer before you sign?
Whoever the buyer is, four questions show whether it can close:
- Proof of funds. A current statement or letter showing the money to close, in the name of the company that will sign the contract.
- Earnest money. How much it is, and how many days after you sign it goes to the title company.
- Title company. Which Arizona title company holds escrow, so you can call it yourself.
- Assignment. Whether the contract lets the buyer hand it to someone else before closing, and if so, who would actually buy your home. Be very careful with assignments, as I have seen many people get their properties tied up and unable to do anything with them.
- Also be very careful about what you sign out there, because I have gone on listing appointments and sellers felt they signed at one point in time the right for the person they met with to shop their home around to sell it, and in fact they signed a purchase contract that is just pending closing and the investor has recorded that document.
Slow down when a buyer will not show proof of funds, pushes you to sign the same day, or writes a contract that lets it assign the deal or cancel late at no cost. For questions about a contract, talk with an Arizona-licensed attorney.
Can you get cash offers and still compare them with a listing?
Yes, and that is how we work. James Sanson represents you as the seller. He brings cash offers from a vetted network of buyers who show proof of funds, and he sets them beside what a full-market listing would likely net, in writing, so you can choose. He does not buy homes, take title, or assign your contract, and no offer amount is promised.
How James is paid: on a cash offer, the buyer pays James when it hires him to list the home for resale, and your offer shows that amount as a line item that comes out of your proceeds. James discloses that in writing and gets your consent before you accept. If you list on the MLS instead, you pay a listing commission, which is negotiable and set in your listing agreement.

What if you are behind on your mortgage?
Then a cash sale is one of several paths, and the process and the rules are different. Say so on the first call. A HUD-approved housing counselor, free at hud.gov, can also give you an impartial second opinion.
